What Moves the Price of a Roof Job

Every roof is priced on its own. Two houses on the same street can come out very differently. Here is what we look at when we write your estimate.

Your estimate is free and written out line by line, so you can see what each part costs. If we find something unexpected during the job, we stop and talk to you before doing extra work.

Size and pitch
A bigger roof takes more bundles and more hours. Steep slopes slow the crew down and call for harnesses and roof jacks, and that shows up in the labor line.
What is under the shingles
Soft or rotted decking has to be replaced before new shingles go on. We often can't see all of it until the old roof comes off, so we price decking by the sheet and tell you the count before we do it.
Old roofs stacked on old roofs
Some older houses have a second roof nailed right over the first. Both have to come off before new work goes on, which adds labor and more haul-away.
Materials you pick
Shingle line, color, underlayment and ventilation all change the number. We lay out the choices side by side so you can see the difference.
Flashing, chimneys and skylights
Every chimney, wall joint and skylight needs flashing done by hand. More of them means more labor.
Access and permits
Tight lots, steep driveways and detached garages can slow the work. We pull the permit where your city requires one, and that fee goes on the estimate.

Roofing, Gutters and Siding

Most of our work is on the roof itself: fixing leaks and worn flashing, replacing roofs that are past saving and sorting out damage after wind or hail. We also hang and repair gutters and replace siding, since water off the roof ends up there next. If you are not sure what you need, start with a roof inspection and we will tell you what we see.

    Roof Replacement

A full tear-off and new roof system, with the decking checked and the flashing redone, coordinated by one person from estimate to cleanup.

    Roof Repair

Leaks, missing shingles and failed flashing traced to the real cause and fixed, with photos and one person to talk to from start to finish.

  • Roof Inspections

We check shingles, flashing, the attic and gutters, take photos, and tell you what needs work now and what can wait.

  • Storm Damage Repair

Wind, hail or a fallen limb hurt your roof? We document the damage, explain your options and handle the repair with one person as your contact.

  • Gutters

New gutters, downspouts and gutter repair, sized for your roof and pitched so water leaves your home instead of sitting against it.

  • Siding

We repair damaged siding or replace whole walls, check the sheathing behind it and tie the new work into your roof and trim so water stays out.

How a Job Runs

From the first phone call to the final walk-around, here is what to expect.

  1. 1

You call, we set a time

Tell us what is going on. We set a time to come out and give you the name of the person who will handle your job.

  2. 2

    We look and take photos

We go up on the roof, check the shingles, flashing, vents and decking, and look in the attic if we can. You get photos of what we found.

  3. 3

    You get a written estimate

We go over the estimate with you in plain words. No pressure to sign that day.

  4. 4

    Work day

The crew protects your yard and gets to work. Most roof replacements take one to two days, depending on size and weather. The person running your job checks in with you along the way.

  5. 5

    Cleanup and final look

Torn-off shingles go into the dumpster and leave with it. We go over the lawn, beds and driveway for nails, then look over the finished roof together. If something up there does not sit right with you, we take care of it before the job is closed out.

About Roofing Ludlow

We are a roofing company working out of Ludlow, Kentucky. People get worn out talking to a salesman, then an office, then a crew lead who has never heard their name. So we keep one person on each job from start to finish, and that person knows your roof as well as the crew does.

Roofs here deal with freeze-and-thaw winters, ice at the eaves and summer storms that bring wind and hail. We know how shingles, flashing and gutters wear out under that kind of weather, and we fix them so they hold up. Right now we are running a limited time offer: $50 off your first service call.

Questions We Hear Most

Who will I actually be talking to?

One person. The same person who comes out for your estimate handles your scheduling, answers your questions during the job and walks the finished work with you. You get their number and you use it.

Should I repair my roof or replace it?

We look at three things: how old the shingles are, how much of the roof is hurt and whether the decking underneath is still solid. A lifted tab or a split pipe boot is a quick fix. When the shingles are curled and brittle on every side, patching just buys a few months. We show you the photos and tell you what we would do on our own house.

Can you help with an insurance claim after a storm?

We can inspect the roof, take photos of the damage and write up what we found so you have it when you file. We can also meet the adjuster on the roof if you want. The adjuster and your insurance company decide what is covered; we just make sure the damage is clearly on record.

How much does a roof cost?

We can't give a fair number without seeing it. Size, pitch, layers to tear off, decking condition and the shingles you choose all change the price. The estimate is free and written out line by line, so you know what you are paying for.

Do I need to be home while you work?

Not for most of it. We do ask that cars are out of the driveway and pets are inside. We like to walk the job with you at the end, so we set that time around your schedule.

Do you work on gutters and siding too?

Yes. We replace and repair gutters and downspouts, and we put up new siding. A lot of siding and fascia damage starts with gutters that overflow, so we often look at both while we are there. The same person handles that work too.

Is there a warranty on your work?

Yes. Our work comes with a 10-year labor warranty. If a problem comes from how we installed something, we come back and make it right.

Do you have any current offers?

Yes. For a limited time, you get $50 off your first service call. Mention it when you reach us and we will note it on your estimate.

Why Homeowners Work With Us

A roof job has a lot of moving parts. We keep them in one set of hands so you always know who to ask.

One person runs your job

The person who climbs your roof for the estimate is the same one you talk to about dates, materials and the final walk-around. You get their direct line. If something changes on the job, you hear it from them, not a stranger.

Licensed and insured

We are licensed and we carry insurance on the work we do at your home. If you want the details on either, ask when you reach us and we will go through them with you.

Labor backed for the long haul

Our installs come with a 10-year labor warranty. If something we put on fails because of how we did it, we come back and fix it.

Straight repair-or-replace answers

Plenty of roofs only need a repair. If yours does, we say so and price the repair. If patching would just waste your money, we show you why with photos from the roof.

A clean yard when we leave

Shrubs and flower beds get covered before tear-off starts. We keep the driveway clear during the work and pull a magnetic sweeper across the grass to catch stray nails. The same person who quoted the job walks the property with you at the end.
